Construction lending for metal-framed homes is tighter than for stick-built, and appraisals in rural counties can come in under cost. Most buyers use a construction-to-permanent loan or a land-and-build package. Have that conversation with your lender before you commit to a size — and expect them to want the stamped plans, the contract and the builder's insurance.
Realistically nine to eighteen months from first conversation to move-in, and most of the variance is permitting and building delivery, not construction. Anyone promising six months has not priced your site work yet.
